If we have a buyer whose criteria match with your apartment you will see this on the final page of the valuation. If there is no buyer yet you only see the valuation. You can however leave a contact request and ask us to offer you apartment to any future buyer whose criteria match your apartment.
Blok's valuation tool is based on a range of variables such as the address of the apartment, size, condition, construction year, lot information and other variables. Based on this information the tool returns an estimated price range for your apartment.
The median error of Blok's price estimate is 5% and within the Helsinki Capital Region somewhat lower ca 4%. The median error depicts how accurate the estimate is and how much the price varies on average. When you sell your apartment through Blok you'll go through the estimate together with our real estate broker before we put it up for sale.
Our price estimate is based on actual transactions and debt-free prices of similar apartments in your neighbourhood. In areas with many similar apartments and a high volume of transactions the estimate is more accurate.
When subscribing to the Pricewatch you'll get an updated estimate of your apartment to your email each quarter year. It's good to know how the value is developing since a large part of our wealth is tied up in our homes.
The price valuation currently only works for apartments and condominiums. We are currently unable to form a reliable price estimates of houses due to limited comparable transaction prices for houses.
The algoritm-based valuation of your apartment is based on market prices and other statistical data and is meant to give you an idea of the value of your home, however, the price is always discussed with the seller before we publish the listing.
You'll get the final valuation from our broker when we have recieved and reviewed the apartments documentation and photographs. We proceed as follows: 1) Sign the assignment 2) order and review documentation and photographs, 3) final valuation from broker and discussion regarding asking price, 4) publishing the listing.
